This level of ownership enables the purchaser to maintain the delicate balance between how much leisure use they desire, with a financial commitment commensurate with their needs. Fractional real estate ownership meets the owner’s goals described above and the needs of the community by adding an increased number of deeded owners that will use their residence more frequently, thus adding commerce to the HarborWalk Village retail and entertainment venues.
HOW IS FRACTIONAL REAL ESTATE OWNERSHIP DIFFERENT THAN
TIMESHARE OWNERSHIP?Fractional real estate ownership properties are typically located in world-renown resort locations where prime real estate is coveted and in extremely short supply. The residences are characteristically larger and far more luxurious than timeshare accommodations and offer a significantly higher level of personal services, exclusivity and sophistication. Deeded fractional real estate ownership is evaluated as an alternative real estate purchase by the savvy investor who enjoys that specific location and would like to take advantage of the flexibility of using the residence and resort as their needs dictate. Letting family or business associates enjoy the additional time or take advantage of the rental management option are attractive alternatives to the owner’s personal use. Whether deeded or right to use, timeshare is really a "pre-paid" vacation plan to be used or exchanged to varying locations.
WHAT IS FRACTIONAL REAL ESTATE OWNERSHIP?Each owner is deeded an interest (fraction) of a specific condominium residence. They then pay a monthly or annual maintenance fee and annual real estate taxes based on their ownership. All the other related concerns of vacation home ownership or second home ownership including maintenance and furnishings replacement are left to the property management company.
WHO WILL MANAGE OPERATIONS OF THE EMERALD GRANDE AT HARBORWALK VILLAGE?Property management and operations will be performed by Legendary Hospitality. The management company will manage all hospitality functions; guest check-in, food, beverage and catering services, housekeeping, maintenance and all resort and spa facilities.
CAN A FRACTIONAL REAL ESTATE OWNER RENT THEIR UNUSED TIME?Yes, the opportunity exists for their residence to be rented through the in-house rental management
company or on their own. Additionally, their unused allocated ownership time can be gifted to friends,
family or business associates.
WILL FRACTIONAL REAL ESTATE OWNERSHIP BE DEEDED OWNERSHIP?Yes; fractional real estate ownership is identical to whole ownership with regard to the options that exist
when purchasing real estate; the ability to re-sell, rent, will or gift to family members. The only subtle
difference is that the fractional owners will allow the management company the task of professionally
managing and refurnishing the residence.
HOW WILL OWNERSHIP OF A CONDOMINIUM IN THE FRACTIONAL REAL
ESTATE OWNERSHIP PLAN BE CONVEYED?Title is conveyed to the fractional real estate owner and is evidenced by a deed, which is recorded and
guaranteed by a title insurance policy. Each owner receives a fee simple interest in a specific
condominium residence including the elegant furnishings and accessories.
HOW DO FRACTIONAL OWNERS RESERVE THE USE OF THEIR RESIDENCE?To avoid the uncertainty of a first-come, first-serve reservation process, owners will be provided with a
calendar detailing their reserved allocation for several years in advance. Any of the allocated time they
choose not to occupy can be entered into the rental program.
WILL FRACTIONAL OWNERS ALWAYS STAY IN THE SAME RESIDENCE?Yes, as long as owners utilize their reserved time allocated during each season, they will be entitled to
reside in their deeded residence.
CAN MORE THAN ONE FAMILY OR INDIVIDUAL OWN A FRACTIONAL
INTEREST?Yes; more than one family or individual may own a fractional interest. However, it will be up to the joint
owners to determine on their own who will occupy the residence during their reserved time of the year.
Many of the residences are large enough to accommodate more than one family during a visit.
WILL THE EMERALD GRANDE RESIDENCES BE OPEN TO THE PUBLIC?Yes, but only through the resort rental program. The residential floors, the resort amenities and the Grande Vista Pool Deck of the Emerald Grande are for the exclusive use of its deeded owners, their guests or registered rental guests. The design of Emerald Grande will give access only to the above parties. HarborWalk Village is open to the public and it is designed for the entire Destin community and all Emerald Coast tourists visiting the area 365 days per year.
WILL FINANCING BE AVAILABLE FOR THE PURCHASE OF FRACTIONAL REAL
ESTATE OWNERSHIP INTERESTS?Yes; fractional real estate ownership purchasers will be provided with the option to finance their interest
similar to financing the purchase of a whole ownership residence. The terms and underwriting for this
financing option will be made available, at the time of contracting, for reservation holders.
WHAT IS THE QUALITY OF THE EMERALD GRANDE'S CONSTRUCTION,
FURNITURE AND ACCESSORIES?The construction of the Emerald Grande is of the highest quality and meets or exceeds all current
building codes including the latest stringent hurricane construction codes. The building design was
extensively wind tunnel tested prior to final architectural engineering. Additionally, the accessory package
includes all electronic appliances, televisions, DVD players, stereos, bedding, linens, kitchen utensils,
cookware, flatware, glassware, silverware, window coverings, drapery, blinds, wall hangings, patio
furniture; decor accent pieces. The finest furniture items available in today's market are offered.

ARE THERE ANY DIFFERENCES BETWEEN FRACTIONAL RESIDENCE OWNERS
AND WHOLE RESIDENCE OWNERS?No; other than the fractional owner has specific deeded ownership use rights during rotating times throughout the year. Each owner has full access to every feature and amenity Emerald Grande has to offer when they are in residence.
WHEN ARE THE FIREWORKS SHOWS?Fireworks shows appear over the Destin Harbor directly behind HarborWalk Village and Emerald Grande every Thursday night during the summer. You may also see them on holidays such as Memorial Day Weekend, July 4th, Labor Day Weekend, and New Year's Eve.

HOW CAN I MAKE A RESERVATION AT EMERALD GRANDE AT HARBORWALK VILLAGE?The number for our Reservations department is (800) 676-0091. They will be able to assist you with rates and availability, as well as making your reservation.
IS THERE LIVE MUSIC AND HOW CAN I GET A SCHEDULE OF WHO'S PLAYING?It's a party in the streets with live music celebrations held on the village's amphitheater-styled main stage. This outdoor, waterfront, venue hosts live shows and music performances throughout the year. Additionally the Harbor Restaurants offer a wide variety of live music performances every night. WHAT IS YOUR CANCELLATION POLICY?We cannot offer refunds for early departures. Cancellations outside 30 days of arrival are subject to a $100.00 cancellation fee. Cancellations within 30 days of arrival are subject to the loss of the full advance payment. No Shows will be cancelled at 6:00am (CST) the morning after the scheduled arrival date. DO I NEED TO BRING MY OWN TOWEL TO THE POOL?Towels are available for use at the pool from the Concierge Desk located on the Grande Vista Level, same level as the pool. Towels are also available at the Emerald Grande Shuttle for use on the beach.
Towels are designated for use at each location and must be returned to the same location. A fee may be charged to your room for towels that are not returned the same day.
HOW DO I GET TO THE BEACH?The Emerald Grande Beach Shuttle is located right behind Tropical Smoothie and the HarborWalk Marina Treasures store in HarborWalk Village. From the Grande Vista pool deck take the Pineapple Express elevator located behind the water fountain to level 1R in HarborWalk Village. Once in HarborWalk Village proceed left (East) toward the HarborWalk Marina Treasure store.
IS THE EMERALD GRANDE POOL OPEN TO THE PUBLIC?No. Hotel guests and their friends and family only.

WHERE SHOULD I PARK?There is FREE parking to the public within the Emerald Grande parking garage, on-site and along Destin's new Boardwalk. During special events many people park across the street. In season there are restaurant golf carts, Pedicabs, and water taxis that all service HarborWalk Village.

WHAT IS THE VENUE LIKE (WHAT DOES IT LOOK LIKE)?Emerald Grande at HarborWalk Village overlooks the Destin Harbor, East Pass and the Gulf of Mexico. It provides the most breathtaking backdrop for weddings. We do ceremonies on our Captain’s Deck and Sunset Deck which looks out over the Destin Harbor and East Pass. An additional option include Regatta Bay Golf & Country Club for a more traditional style, which are both properties in the Legendary Family.

WHAT IS A DESTINATION WEDDING?When a couple decides that they want to exchange their vows and celebrate their love in a dream location that they and their guests will have to travel to, they are deciding on a Destination Wedding. The entire wedding party will travel to the destination and enjoy a long weekend - or an entire week - and be on vacation while attending the wedding.
WHY PLAN A DESTINATION WEDDING?There are many reasons to choose a destination wedding. Many couples look to a destination wedding as a way to have a unique and memorable wedding experience. Often, when looking at a guest list, many people will have to travel from far away states or countries. A destination wedding allows them to travel somewhere exotic and fabulous, where they can also enjoy a relaxing vacation; as opposed to asking guests to book a flight and hotel in a less exciting hometown. More couples decide upon a destination wedding as they are from different areas of the country, and do not want to decide against one hometown for another, so they opt to go to a location that will, from now on, be somewhere special to each of them. One of the most common reasons to choose a destination wedding is to save money. Destination Weddings often allow couples to save upwards of $20,000 versus a traditional wedding!
WILL I NEED A WEDDING COORDINATOR TO HANDLE THE CEREMONY AT MY DESTINATION WEDDING LOCATION?Depending on the ceremony details, it is recommended that you work with someone to help plan the more intimate details. Our catering manager at the location will plan the event and reception and maintain reputable local vendor lists, and can help organize your big day.

HOW FAR IN ADVANCE SHOULD I PLAN MY DESTINATION WEDDING?One major factor is how many guests are going to be invited. For a traditional wedding a month or two is acceptable notice for "Save the Date" cards. Destination Weddings however involve travel arrangements, and therefore should be sent out at least 4-6 months in advance. This is to allow the guests to properly budget and plan for the trip, and to make sure that they are able to obtain reservations.

HOW MUCH DOES IT COST TO GET MARRIED AT EMERALD GRANDE AT HARBORWALK VILLAGE?We can fit almost all budgets for your special day from a group of 20 to 200. We will customize your wedding to match your style and budget.
HOW DO YOU DECORATE FOR RECEPTIONS?We have several options for couples getting married here. They can use us as the venue only which means we will provide the tables, chairs, silverware and basic white linens. We also have four tiers of all inclusive packages that we can offer our couples. These packages will provide everything from the officiate to gift baskets for the guest. The different options come with different size and number of centerpieces, specialty linens, bamboo arbors, and even designer lighting where we place the couple's initials on the dance floor. We have the resources and expertise to help you plan and execute a perfect wedding from start to finish.
